Following detailed investigations as part of Sutton Council's insurance procedures, the London Plane tree outside 101 St James Road has been conclusively implicated in subsidence-related damage to the property. The Council has concluded that it must be removed to prevent further damage.

The Council proposes removing this tree. A consultation on the proposed removal of this tree is now open.
